Buyer Stamp Duty for Industrial & Commercial Properties

As we know, for any purchase of properties in Singapore, buyer stamp duty or BSD is applicable. While the buyer stamp duty rate for residential property has been revised for properties above 1 million, the buyer stamp duty for industrial and commercial properties remains the same.

Industrial & Commercial Property Stamp Duty

For industrial and commercial properties, buyer stamp duty is calculated as follows :

1st S$180k 1%
Next S$180k 2%
Next S$640k 3%
Next S$500k 4%
Remaining Amount 5%

The buyer stamp duty is based on the purchase price or market value, whichever is the higher amount.

Residential Property Stamp Duty

For residential properties, the buyer stamp duty is calculated as follows :

1st S$180k 1%
Next S$180k 2%
Next S$640k 3%
Next S$500k 4%
Next S$1.5million 5%
Remaining Amount 6%

What to Note

The buyer stamp duty for industrial, commercial and residential was the same for purchases before 20th February 2018. For purchases on or after 20th February 2018, the buyer stamp duty rate for residential properties has been revised. For easier calculation of buyer stamp duty, you may use the formula to help. Do note that additional buyer stamp duty or ABSD may apply for residential properties especially if you own multiple properties. There are no changes in stamp duty for leases.
